I am a long retired senior citizen who currently owns a very Unique property. To make the best use of the property, I have decided to offer the Opportunity of a Perpetual Lease Arrangement. I can offer an initial term well below market rates for a multiyear period; I am not in need of a high rate of return ... just protecting the investment for my children who would likely agree to sell the property when I am no longer in the picture.
The Lease terms would allow for personal use and for subletting for rental income. Possible candidates would include investor/renovators, landlords, or those who can afford and value a well protected, private, peaceful estate/farm/preserve finished to their personal choices with very pleasant (non rush hour) access to the DC and Baltimore metropolitan areas. The tax advantages of leasing and subletting the property could be enormous ... as well as those for a future sale.
I envision that an initial $100K payment could eliminate the need for a security deposit and cover the first three years of rent, as well as ownership of the tools and equipment (4wd tractor, 4wd truck, mowers, rear blades, etc.).
I like it here and am not in a hurry to leave; however, I have a vacation home, and can move quickly if necessary.
